Landmark Residential affiliate partnerships acquire under-valued,
under-managed, or physically distressed apartment communities
in quality locations at an advantageous price and significant
discount to replacement
cost.
The properties are then put through a "Value-Added" process of
rebranding, upgrading the physical structure and appearance,
and repositioning the rent roll and tenant profile to achieve
significant increases in income and value. Revenue enhancement
programs include cable, internet service, and utility metering
strategies are implemented.
Landmark selects properties for their ability to be re-financed
within 24-36 months of acquisition, returning a majority of the
capital to the investment partners, in addition to distributing
a 10% - 12% annualized preferred return. This results in dramatic
increase in the value of the asset, as well as an ongoing revenue
stream to the partnership. Assets may also be sold when values
are maximized.
